This month we’re exploring the opportunity of home buying grants. Here’s the quick and easy overview of home buying grants in Richmond. 


1. Types of Home Buying Grants in Richmond:

  • Down Payment Assistance: Grants that help cover the initial down payment on a home.

  • Closing Cost Assistance: Grants to assist with the closing costs associated with a home purchase.

  • First-Time Homebuyer Programs: Grants designed specifically for individuals purchasing their first home. (Psst: Did you know if you haven’t owned a home in the last 3 years, even if this isn’t your first purchase ever, you may still qualify.) 

  • Location Based Grants: Grants designed to bring buyers to varying areas. For example: George Mason offered a $10,000 closing cost credit/grant program to buyers last year purchasing in certain areas. The program is dependent on area and does have income limits. View Program Details Here

  • Employment Based Grants: These style grants help cover costs for certain employee groups or types (most commonly veterans, physicians, community service members, etc.) There are other opportunities though outside of these; for example, this past year Henrico County Employees were given the opportunity to apply for a special grant because of their employment status with the county. The program (EHAP) is currently not accepting applications due to the volume they received BUT it’s good to check your own employment opportunities for similar grant options.

  • Income Limits: Grants often have income restrictions, ensuring assistance goes to those who need it most.

  • Property Location: Some grants may be tied to specific neighborhoods or regions within Richmond.

  • First-Time Homebuyer Status: Certain grants may be exclusive to individuals purchasing their first home.

  • Research Local Programs: Explore grants offered by local government agencies, non-profits, and community organizations in Richmond.

  • Consult with Lenders: Speak with mortgage lenders who can provide information on available grants and help determine your eligibility.
