5 Questions to ask yourself if You’re looking to build

When buyers come to me looking to build a home it is usually accompanied by feelings of overwhelm. They don’t know where to start - area, budget, builder? I’ll be honest, there’s a lot of different ways to approach building. I find an more in depth conversation where we can flush out the options and pros and cons is more suited for figuring out where to start on your home building journey, but every one of those conversations includes these 5 questions.

Determine Your Type of Build:

  • Start by defining the type of home you want. Is it a single-family house, a multi-family property, a custom luxury home, or a more modest design?

  • Consider factors like size, layout, style, and architectural preferences.

  • Think about long-term needs, such as the number of bedrooms, bathrooms, and any special features like a home office or a large kitchen.

Interview Multiple Builders:

  • Don't rush into selecting a builder. Meet with several to get a sense of their experience, workmanship, and communication skills.

  • Ask for references and visit homes they've built to assess the quality of their work.

  • Inquire about their licenses, insurance, and any warranties they offer.

Get Detailed Numbers Before Signing a Contract:

  • Obtain comprehensive estimates from the builders you're considering. These estimates should outline all costs, including materials, labor, permits, and potential extras.

  • Ensure you understand the payment structure and schedule. Some builders require upfront payments, while others may have milestone-based payments.

  • Be clear about what is and isn't included in the contract, including any potential change order costs.

Understand the Builder's Timeline for Completion:

  • Discuss the builder's timeline for the project, including start and finish dates.

  • Ask about potential delays and their strategies for managing them, especially in case of unforeseen circumstances.

  • Establish regular communication to track progress and address any concerns.

Understand How Your Design Choices Impact Your Budget:

  • Realize that design choices can significantly impact your overall budget.

  • Prioritize your must-haves and consider where you can make compromises to stay within your budget.

  • Consult with your builder and design professionals to make informed decisions about materials, finishes, and features.


Taking the time to carefully consider and address these points will help you navigate the home-building process more effectively and ensure a smoother experience while turning your dream home into a reality.
